Construction News

Construction continues at a rapid pace at Paradise Beach and another month on, we are seeing many further changes.

As stated in the last newsletter, all foundationsand associated infrastructures were completed and certified on all apartments in Block 1. Once foundations are completed, it allows the contractor to advance to the next floor level and since last month, some units are in fact now up to 3rd floor blockwork as you will see in the photo gallery (May 2010).

Block 2 also continues to increase in height with the majority of units in this block now up to roof level of the duplex penthouses and the commencement of external plastering.

Semi-detached villas continue to advance in varying stages from ground and first floor blockwork, roof slab pouring, roof tiling, roofworks and internal and external plasterworks.

Front-line villas on the north end of Phase 1, as previously reported, had started foundations and this month we are pleased to inform that they have already reached 1st floor slabs and 1st floor columns.

All of the above units are situated on the North part of Phase I and have a completion date of March 2011.

On the South side we can report that more units in Blocks 3 & 4 have been certified for floor tiling and are ready for window installation.

We are advised by our Project Manager that windows have now been certified on a further 27 units within these apartment blocks and continue as tiling stages complete.

In Block 5 plaster works continue in preparation for internal tiling.

We are delighted to tell you that the external colours have been selected for all unit types and painting has already begun in the semi-detached villas as you will see in the May photo gallery.

A different colour has been chosen for the front-line villas and painters have also started on the front-line semi-detached villas as you will also see in the photo gallery. We will have many further photos of the paint works to show you next month.

Internal painting of units continues which will allow for the installation of kitchens to begin early June. The kitchen fitters already have 90 kitchen units prepared for installation.

Internal carpentry work has also begun as doors are being hung in each unit that has windows installed.

As for the frontline villas, private swimming pools measuring 12 x 6 meters have been excavated in front of the villas. Walls separating each villa have been built as well as surrounding paths and barbeque areas.

Further roads within Paradise Beach have been completed and the installation of public illumination, telephone and LV distribution network continues.

At this end of the site, iesouth of phase 1, common paths and walkways have started around the semi detached villas. Again, this is evident in the gallery.

Other infrastructure works are progressing well with all main roads on the south end completed. A water & irrigation network is also currently being worked on and services on this side will be completed over the coming weeks.

Throughout the month of May we have seen many further stages of works commencing and completing as we become another month closer to the November 2010 completion date for the south end of Phase 1.

Access Road:
As you can see from the gallery photos the new access road to Paradise Beach is well into construction and is already at a very advanced stage. This progress can again be seen in the gallery.

Furniture Packages:
Contracts for the supply of furniture and accessories to the purchasers of Paradise Beach are currently being signed by the chosen suppliers. We have confirmation from these suppliers that they will furnish some units at Paradise Beach to display the selections on offer. We hope to open these new show units at the end of July early August. A catalogue of the available furniture & accessory packages will be put together over the coming weeks and will be sent to each individual purchaser.

Mortgages:
As you are aware, we were given an agreement in principle in early March that BAI, an Angolan bank, would supply mortgages to the purchasers of Paradise Beach. We are trying on behalf of all purchasers to assist in the delivery of this mortgage product, however, we are not obliged to do this and the availability or not as the case may be of a mortgage product is not the responsibility of Paradise Beach.

Increase in Purchaser Visits:
We are pleased to say that over these last few months, we have met many Paradise Beach purchasers here on the island. Those who have visited the construction site have been very impressed and pleased with the progress and have certainly left feeling very optimistic with the evident progress and new completion dates.

We are happy to continue assisting purchasers with travel and accommodation arrangements for their stay so if you are planning to come to Sal over the coming months to view progress at the site and of course your unit(s), please do not hesitate to contact us.

As per our last newsletter a group of people living & working here on the island have set up a campaign for low cost flights to Cape Verde. Skype:
We would like to remind the purchasers of Paradise Beach that we use Skype here at the office in Sal.

As mentioned in our January newsletter, we now communicate with many clients via Skype, as it is a very efficient method of communication and is free.Skype free software works seamlessly with your internet connection. You can chat away with free Skype to Skype calls and never have to worry about the cost, time or distance. You can talk, use instant messaging (IM) or even make video calls.

You can search for us by going into ‘search for Skype users’ on the ‘contacts’ menu and typing in paradisebeachcapeverde. Simply add us as a contact and once your contact details have been accepted we can communicate for free. We are here to answer all your questions.

Monthly Newsletters:
Finally, we would like to remind you that the newsletter appears on our website during the 2nd week of the month. This allows us to put the newsletter together in the first week after receiving the previous months progress report from Mr. Samuel Viegas, the on-site project manager for ECP at Paradise Beach. The website designer then needs 3-4 (working) days to work on uploading the information. We thank you for your cooperation regarding this matter.
