SOUTH SIDE PHASE 1
Blocks 3, 4 & 5
Apartments in these blocks continue to progress on completion stages. Completion stages refer to internal & external painting, electrical wiring, interior carpentry works, kitchen & wardrobe fitting & sanitary fittings. The swimming pools are due to be completed in January. Swimming pool housing has been built at each swimming pool in block 3 & 4 in the south (see photos in gallery). They will be surrounded with a thatched pergola for shade and seating. Landscaping continues to progress in different sections.
Semi detached villas
Contractors have commenced snagging and remedial works in various units in preparation to handover these units in early 2011, to ECP the onsite project managers who are responsible for final snagging and certification of completion of the property. Works continue on the swimming pool areas where they are also building the pool housing (for pumps and electrics).
Detached villas
External tiling on terraces is now complete and works continue to progress throughout the interior and exteriors. They have begun interior carpentry works with doors and bathroom sinks.
NORTH SIDE PHASE 1
Blocks 1 & 2
All of the infrastructure of the apartment blocks on the north of phase 1 is now complete. Roof tiling is now complete on both blocks and plastering continues throughout. Tiling is expected to commence early January, followed by the windows in February. Please be aware that payments for both windows & tiling will come very close together.
Semi detached villas:
Tiling is ongoing with the semi detached villas on the north side.
Detached villas
Plastering is almost complete on the detached villas and are due to start tiling in the new year.
GENERAL SITE NEWS
Main Entrance
Works have started on the main entrance gates to Paradise Beach and will link up with the central avenue down into the center of blocks 2 & 3. Photos will follow in the next newsletter.
Hotel
During 2010, Paradise Beach S.A contracted a hotel specialist to assist with negotiations in searching for the best suitable hotel operator for Paradise Beach Resort. Throughout the year, we have received interest from multiple hotel groups of 4 & 5 star European standards and over recent months an elimination process has been taking place. Negotiations still continue and we hope to be in a position to announce the hotel operator in 2011. The hotel will be built as part of Phase IV of the project in 2012.
Completion Date
As per previous newsletters and individual emails, the completion date for Phase 1 of Paradise Beach Resort is March 2011. This is the date that the contractors have given us. Again, as per previous correspondence, we were hoping to be in a position to handover some properties before the end of this year but this is now likely to be in early 2011 as these properties are currently in snagging stages. If the contractor is in a position to hand over Phase 1 in March 2011, then the notary will commence signing as of from this month.
Mortgage Info
As per previous newsletter throughout the year, we were in talks with various banks here in Cape Verde in attempt to negotiate a mortgage deal on behalf of our purchasers at Paradise Beach. There were many times when we thought we were coming close to signing an agreement but unfortunately this did not materialize as the banks did not come up with any formal agreement. However, there is a mortgage advisor here on the island who may be able to assist you. The company is Cape Verde Mortgage Company and the contact is Hazel Woodcock. Hazel has been working here on the island for the last 4 years and has a strong relationship with the banks. For more information please contact her on capeverdemortgagecompany@gmail.com
