South of Phase I

Apartment Blocks 3 & 4 continue with painting inside and outside as well as interior carpentry works , i.e. doors.

All of these apartments have now been certified completed for tiling works, and approximately 50% of these have completed windows installation.

Semi-detached villas are also at finishing stages with internal painting and interior doors nowalmost completed.

Kitchens have been installed in many of the semi-detached villas as well as all electrical light switches, sockets etc.

Landscaping began in early August and now many plants and trees have been planted in the first cluster of semi-detached villas (see photo gallery and video link).

North of Phase I

Since our last update all remaining units on the North side of Phase I have completed super-structures, and the roofworks (screed, waterproof membrane and roof tiling) are at various stages (and finished is majority of units) in Block 1. Over the approaching month the remaining roof tiling will be completed on all units on the North side of Phase I (Blocks 1 & 2 and all semi-detached villas)

FURNITURE PACKS

In our last newsletter we informed you that we were not yet in a position to release the furniture details to purchasers. This was due to clarification of import duties/taxes which have since been clarified and therefore our suppliers are currently amending prices and will be in a position to release these details over the coming weeks. There will be 3 suppliers to choose from, each with different furniture choices. Each supplier will have a 2 bedroom apartment and a 3 bedroom duplex penthouse to furnish. These show units are almost complete so suppliers will be putting their furniture on display very soon. Photographs will then be taken of each unit and sent as part of the brochures.

CRANE PHOTOS

MANAGEMENT COMPANY ON PARADISE BEACH

It is the responsibility of Paradise Beach SA. to put a management company in place to take care of the day to day management & rentals of the resort upon completion.

Laura Power (Sales Manager) & Jose Martins (CEO) of Paradise Beach SA, have created a management company that will support property owners in maintaining the resort of Paradise Beach after completion. Laura & Jose are currently working on an annual budget for the cost of maintaining the resort. This budget will be met by a service charge/condominium charge paid by all owners. This charge will pay for cleaning of all common areas, cleaning & maintenance of swimming pools, 24 hour security, landscaping, rubbish disposal, electricity & water services, etc..

Both Laura & Jose have been involved on the Paradise Beach project since inception and therefore, they are knowledgeable, qualified and experienced for this role.

Laura Power, originally from Cork in Ireland, has a diploma in Business Management & Tourism as well as a degree in Business Studies and commenced a career in sales prior to coming to Cape Verde in 2005. She has been working in the field of sales on the Paradise Beach project for the last 5 years and has a detailed knowledge of the site, the properties as well as experience with the systems of living in Cape Verde. Laura has a very good understanding of the Portugese language which is the official language of Cape Verde and can speak fluent Criole, which is the local dialect of Cape Verde.

José Martins, originally from the island of São Vicente in Cape Verde, has a degree in Business Administration and a Masters Degree in Hotel and Tourism. He commenced a career in finance and Hotel Management, and worked for a number of years as managing director of Djadsal Hotel on the island of Sal. He has now been working on the Paradise Beach Project for the last 4 years. José has a very good understanding of the Cape verdean system, laws, public and private institutions.

The management company is currently being registered and as properties near completion over the coming months it will be in a position to provide details to owners of properties at Paradise Beach.

PAYMENT REFERENCE NUMBERS

Our Admin department and McGuire Desmond are encountering some difficulties when trying to establish the status of stage payments, the reason for this difficulty is due to purchasers not referencing payments correctly. We don’t want to cause unnecessary concern by issuing reminder & warning letters to those who have already paid.

Therefore, in order to avoid this, we ask that all purchasers please remember to include the unit number and purchaser name as a reference when sending a stage payment (as requested on the invoice). This allows our admin dept. to confirm as soon as possible that your payment has arrived.

COMMERCIAL UNITS

There are a total of 16 commercial units on Phase 1 of Paradise Beach, 8 of which are built on the south and 8 on the north side of Phase 1 (The main entrance road down the middle divides the north from the south). Each unit measures approx. 40m² but dividing walls can be knocked down to form 80m² (2 units) or 120m² units (3 units). These commercial units are available to those who wish to open a business that they think would benefit Paradise Beach eg. Mini-market, cafe, bar, salon, etc etc... These units are not for sale but for lease and Paradise Beach wish to offer these units for free (minus condominium, water & electricity charges) for a period of time. We have spoken to various interested parties but would like to also give owners at Paradise Beach this opportunity for those who are thinking of living here permanently or interested in a major change!
