SOUTH OF PHASE 1
Paradise Beach SA are pleased to inform you that we have accepted the completion of the properties on the south of Phase 1 from the contractor this week (early June). As we explained in the last newsletter that the snagging of each individual unit has been taking place for the last 8 weeks and ECP, the project managers, are preparing to send the individual unit completion certificate to all 268 units on this part of the development.
As you know, Electra the main power & water source on the island is providing these services to the resort of Paradise Beach and after a series of further testing over the last number of weeks, there is now full power and water to a central station on the resort. From here, the power & electricity will be fed to each individual unit as it is being used. Each property will be supplied with a meter for power and a meter for water and a reading will be taken monthly by the management company and invoiced to the individual property for the amount which has been consumed.
With these services now fully operational, the landscaper can continue with planting and ground coverage in the remainder areas of the south of phase 1 and within a matter of weeks all ground will be covered.
The swimming pools have been cleaned, pumps are functioning and all pools on the south of Phase 1 are fully operational.
We may also confirm that the respective Utilisation Licenses of all the units located in the South Side of Phase 1 of Paradise Beach Resort were already issued by the Municipality of Sal. This License is issued following an inspection carried out by the Municipality’s engineers and certifies that all units were built in accordance to the building license, planning approval and applicable legal dispositions and also that they meet all the legal conditions of safety, sanitation, health and aesthetics to be inhabited
This leaves the final process of the execution of the title deeds by the local Notary office. As explained to you in previous correspondence, you will be duly notified by us of your signing date. We would also like to remind you that, Paradise Beach SA, does not have any control over the scheduling of these deeds.
NORTH SIDE OF PHASE 1:
Apartment Blocks 1 & 2
These blocks are progressing well and painting of the blocks has already begun. All apartments have now completed the internal tiling stage and the installation of windows and doors is already advanced. As stated in last months’ newsletter, the tiling of the swimming pool in Block 2 has been completed. The pool structure in block 1 has also now been completed. The pool tiling has commenced in Block 1 and both pergolas next to both of these pools are almost complete.
Semi Detached Villas SD1-SD50 & SD143-SD188
The installation of windows continues in these properties with many certified complete over the last few weeks. This stage continues over the following weeks with the remainder units.
Frontline Detached Villas
Tiling has completed and has been certified. Windows have began installation and will finish over the following weeks. Double garages have been installed, water tests have been carried out on the private swimming pools and works continue on the private grounds surrounding the villa as well as internally.
General News
Resort Entrance
The resort entrance is now complete and will begin use over the coming weeks as the official resort entrance. However, while construction continues on the north side of the resort, building machinery and vehicles will use a separate entrance on the north of the site.
Hotel
We would like to assure you that our hotel experts, on behalf of the Paradise Beach Resort are currently working on the final designs of the hotel and the choice of operator. We hope to be in a position to announce the hotel group towards the end of the year with the intention to begin construction early next year.
Commercial Units
Paradise Beach office will relocate to Paradise Beach Resort next month. We have had some interest in the other commercial units on the resort and in particular a company who have expressed their intention to open a mini-market to provide general supplies to the resort. They are looking at commencing operation early next year and once contracts have been officially signed with the resort management, we will announce further details.
Resort Management
On behalf of Paradise Beach SA, the resort management group Paradise Beach Services, will commence a basic operation on the south side of Phase 1 as of from the beginning of June when the units have been certified complete. This will entail the security and cleaning of this part of the resort. A budget has been put together for the running of the resort as a whole and will be issued to purchasers over the coming months. Once more than 50% of purchasers have completed the public deed for their property, Paradise Beach Services will call a General Assembly in order to agree on these costs and to commence full operation of the running of the resort.
