SOUTH OF PHASE 1

Paradise Beach are happy to announce that the completion of units on the south side of Phase 1 commenced on 31st March and that we have started taking possession of units on the south side with completion certificates being issued to purchasers in the coming weeks.

All works have been completed by the contractor and are under-going a full snagging inspection by ECP on behalf of Paradise Beach SA.

North Side of Phase 1
Blocks 1 & 2:
Tiling is progressing in blocks 1 & 2 and some units are expected to be certified complete by next week. The swimming pool in block 2 is being levelled in preparation of the pool tiling.
Semi detached villas - SD1-SD50 & SD143-SD188:
Tiling continues to progress in these semi detached villas and some have already been prepared for installation of windows over the coming weeks.
Frontline Detached Villas:
Tiling continues in the primary villas. Windows will follow in the coming weeks.
Resort Entrance:
Final works continue on the resort entrance. The arches have been completed and painted and the entrance road has now joined the main avenue of the resort.
Sub-station:
The contractor has completed the sub-station. It contains the generator room, switch panels, electrical room etc. There is a fuel tank for the generator outside it.
FURNITURE PACKAGES NEWSLETTER
Pre-order
Considering the interest in having the furniture packages installed in your property in a reasonable time and the fact that you can only place an order once you have signed the deed at the notary or in case the unit has been fully paid, we are advising purchasers to make a pre-order, so that when the property is registered under your name, the supplier can start the process immediately. If you are interested in having your property fitted out in a timely manner, the following items shall be required:
- identification of the furniture package (including any alterations or specifications);
- a copy of your passport;
- address and phone number;
Basic packages
Taking in account that there have been purchasers who are interested in the furniture packages but would prefer a more basic package, you will be glad to know that the suppliers are also offering the option of a basic of package. Please contact us for more details regarding the inventories and prices for those specific packages.
Import taxes and duties
We have already informed you about the heavy import taxes (ranging from 30% to 70%) and VAT (15%) which are charged by the Cape-Verdean authorities and that the prices of the furniture packages are the final ones, that is, they include shipping, taxes, VAT, transportation and installation.
It is possible that the future hotel in Paradise Beach may have a rental agreement. Therefore, we must also remind you that units fitted out with low quality furniture and accessories or basic packages may not be accepted by the hotel operator.
And if you are considering bringing your second-hand furniture, please be aware that, besides the worries and costs involved in shipping and dealing with a local import company, you will also have to pay taxes.
According to the Palmeira port authorities in Sal, exemption is only applicable to people who come to live in Cape Verde, having therefore to make legal documental proof of that.
